Buyers, sellers, and advisors who need asking-price comps in Georgia and keep getting noise: duplicate ads, promoted inventory, stale pages, and official indices that do not price one flat.
This page teaches a repeatable workflow. You will pick the right sources, normalize to GEL per m², check freshness, cross-check across sites, and only then treat a number as usable.

Rule of thumb: classifieds answer "what are people asking?" Official indices answer "which way did the market move?" Mapblip helps you compare asking prices faster. None of them replace a lawyer, a viewing, or the signed contract.
Inventory. Broad classifieds across Georgia: sale, rent, daily rent, residential, land, commercial. Owner and agent ads sit in the same feed.

Strengths. Second large feed for the same cities. Often catches ads that are missing or differently priced on MyHome.
Weaknesses. Same classifieds problems as any open board: duplicates, uneven detail, promotion.
Traps.
Open first vs last. Use SS in parallel with MyHome for Tbilisi and Batumi scans. Always re-open the SS source link before you treat a Mapblip row as current.

Inventory. Sale and rental listings, with stronger project-level pages for new developments: layouts, construction stage, developer inventory, advertised purchase terms.
Strengths. Best first stop when the question is new-build supply, not secondary resale noise. Project pages group units better than a flat classifieds list.
Weaknesses. Developer marketing language is not a valuation. Project pages can lag real availability.
Traps.
Open first vs last. Open Korter first for new-build comps. Open classifieds (MyHome/SS/Binebi) after if you need resale context in the same district. Finish by verifying the live unit on the developer or agency source.

Inventory. Another classifieds layer: sale, rent, daily rent, mortgage-related listings, multiple property types across Georgia.
Strengths. Useful when a city or property type looks thin on MyHome/SS. Good as a third feed, not a sole feed.
Weaknesses. Smaller or uneven coverage depending on segment. Same freshness and duplicate risks as other boards.
Traps.
Open first vs last. Open Binebi after MyHome/SS if you still need more observations. Do not start here unless you already know that segment is thin elsewhere.

What it does. Mapblip pulls visible listings into one search, keeps the original source link, and adds price per m², freshness signals, and comparable inventory context where available.
What it is not. Not a broker. Not an official index. Not a replacement for opening the source ad.
How to use it in comps.
1. Filter to the district, property type, and size band you care about.
2. Sort or scan by GEL/m², not only total ask.
3. Check freshness before you trust a row.
4. Open the original MyHome/SS/Korter/Binebi link and confirm price, m², and that the ad still exists.
5. Drop rows that fail the source check.
If a Mapblip view is still refreshing, use it as a working board, not as proof. Prefer live routes such as home and Tbilisi districts compare. Do not rely on market URLs that 404.
Geostat residential price indices (RPPI) describe broad market direction for residential prices. They help you ask whether asking prices in a city are moving with the wider series.
NBG real-estate related indices / FX context help when asks are mixed across GEL and USD, or when you need macro backdrop.
They do not:
When they help. Framing a negotiation ("asks jumped while the official series was flat") or checking that your shortlist is not fighting a clear city-wide move.
When they mislead. Quoting an index level as if it were the fair price for a Saburtalo 1BR or a Batumi tower unit.

1. Define the job. Buy or sell? City and district? Sale vs long rent? New-build vs resale? Target size band (rooms and m² range).
2. Pick sources. New-build heavy → Korter first. Broad resale → MyHome + SS, then Binebi if thin. Always keep Mapblip as the compare board if you use it.
3. Collect asking prices. Pull comparable ads only: same district (or adjacent with a note), similar rooms, similar m² band, similar condition if stated.
4. Normalize to GEL/m². Convert currency with a stated FX source and date if the ask is in USD. Divide ask by usable m². If m² is missing, the row is incomplete. Do not invent area.
5. Check freshness. Prefer recently updated ads. Re-open the source. Drop sold/removed pages.
6. Cross-check. Same building or near twin units across MyHome/SS/Korter/Binebi. Different asks for the same unit means you resolve the conflict before you average anything.
7. Separate ask from close. Asking comps are not closed sales. Say so in any memo you write.
8. Add macro last. Use Geostat/NBG only after you have a live ask set, and only as context.
9. Verify before you trust. Run the checklist below. Then decide.
Method only. Fill prices and dates from live ads on the day you run this. Do not paste invented numbers.
Target. Tbilisi, Saburtalo, 1 bedroom, resale flat, stated m² between [A] and [B].
Steps.
1. On MyHome and SS, filter Saburtalo, sale, 1BR / matching room count, m² band [A] to [B].
2. Export or note 8 to 15 ads with: source URL, ask, currency, m², floor if given, update date.
3. Convert each to GEL and GEL/m². Record FX rate and timestamp if any ask is USD.
4. Drop: missing m², clear duplicates, daily-rent mis-tags, ads outside Saburtalo, promoted-only rows you cannot re-find organically if that matters for your memo.
5. On Mapblip, search the same band and reconcile rows to source links.
6. Rank remaining by GEL/m². Report median and range of asks, labeled as asks.
7. Optional: note whether Geostat RPPI for Tbilisi residential was rising or flat in the latest published quarter. Do not turn that into a unit value.

Target. Batumi, similar size band, compare (a) units on Korter project pages vs (b) resale classifieds on MyHome/SS/Binebi.
Steps.
1. On Korter, pick 1 or 2 active projects in the area you care about. Note advertised ask, what is included (finish, parking), construction stage, and the exact unit if listed.
2. On MyHome/SS/Binebi, pull resale asks in the same district and size band.
3. Normalize everything to GEL/m². Flag rows where finish level is not comparable.
4. Split the set: new-build advertised vs resale asks. Do not blend them into one average without labeling.
5. Cross-check any unit that appears in both a project page and a classified.
6. Write two ranges: new-build ask GEL/m² and resale ask GEL/m², each with sample size and date pulled.
Questions this example answers. Is the developer ask above local resale asks for similar size? Are you comparing unfinished new-build to renovated resale by mistake?
